Travel Expences for tax

Hello,

Just trying to get a better idea about travel expenses for rental properties. I have been under the impression you can only claim one trip per F/Y to your rental property if an agent manages it (which is a long way so includes airfares/hotels/hire car). However what about if you manage it yourself? How many times is it reasonable to claim for inspections? Surely 4 times would be easily justifiable?

Also what about if you are doing your own repairs and maintenance on the house? Can you claim the travel in that? If so is it 'travel' or part of the repair (or capital expense if its a capital item)

Any comments/ideas welcome.

Pacific Pines in Gold Coast

Hi All,

I am from sydney and investing in brisbane. My agent has shared two townhouses both around 300K in pacific pines. The rental yield is good as both returning a rent of 350+ a week.

I have done some research on the suburb, however would still like to know your views about capital growth. Realestate.com shows a growth of hardly 2 %. The suburb reviews are good but please help me sorting below concerns

1-I am wondering that a townhouse in pacific pines is a good investment or not
2- Gold Coast is still tourist place for sydneysiders. how about vacancy rates here
3-what future projects can offer growth in pacific pines

Evening ss?ers I have never held a strata or body corporate property before but I am looking at purchasing one now. Do PMs generally attend strata or body corporate meetings on your behalf ?

claiming interest on BA loan fees

I am considering using equity to engage a BA for a few upcoming purchases, would the interest on the funds used to engage the BA be tax deductible ?

As I would be financing the BA from equity I planned to just add the BA fees to the equity loan. Would this work or would I need to at it to my LOC ?

Do you think fencing off the front adds much value?

I don't mind pets especially if there's no carpet and it's an older house. Definitely helps attract tenants.

But obviously this isn't as viable without a front fence / gate, for when pets are put outside.

Hey all,

Would someone be able to let me know if this is legitimate tax strategy or not allowed.

If you use personal money to build a granny flat on an investment property and then refinance that property, to a new valuation (because of the increased added value of the added granny flat), can you then put that money back into your personal account and claim the increased loan against the investment property as tax deductible?

I hope that makes sense, any help would be much appreciated! :)

Hi I am a first time investor and still looking to buy my 1st investment property.

I have done some research in Melbourne in the new estates far from the city which fits my budget $330 - $350K

I just looked into Springwood QLD and found townhouses worth around $300K

So it seems that its a good buy in terms of yield and only 20Kms from city.

Am I on the right track here?

if anyone has invested in the area can share their view around capital growth and future development of the area.
