I'm taking my last mechanic to court its only for 2k so no biggie, has anyone else done the small claims court procedure in Perth ?

Curious as to what others think about this strategy.



In a slow market, when there is too much stock on the market/same product one strategy to create competition is to advertise the property below market value...... FROM XXXX



This attracts buyers who believe they will secure a bargain.

Once the buyers are in the door then you need a gun re agent to work the buyer up.



Anyone used this strategy?? Has it worked for you??

Interesting to read that Tony Abbott will not apologise to David Hicks because "he was up to no good" but is attacking the Indonesian Government over two drug smugglers whose intentions were to bring illegal drugs into this country.

Home Loan with Macquarie or NAB?

Hi guys,



I am buying my first IP and my broker is pushing Macquarie bank for a home loan (4.64% interest) however the customer reviews have not been overly favourable on line that I have found.



I went to my bank NAB and they can offer 4.6% interest.



I did some research about Macquarie & NAB and found:



- They have $398 annual fee ( similar to NAB)



- They charge a valuation fee of $110 ( NAB we dont charge )



- Redraw fee of $50 ( NAB dont charge this )



- To make changes to my loan it may have a charge of $250 ( NAB switching costs )



- Discharge fee is $400 ( NAB is $350 )



Does anyone have any experience in dealing with this bank?



Any thoughts would be appreciated I want to chose the correct home loan due to this is our first IP.

Have to buy PPOR in Darwin...HELP!

Hi Guys,

My wife and I need a place of our own in Darwin. This is less a financial decision, more an emotional one.



We love Darwin and will be staying.



Still....I don't want to go financially under just to get a roof either.



The Darwin market is slowing down. The mining boom is ending and all that. Right now I can put the screws in and get a 2 br villa for 350K. Which is a good price (they were recently 400K).



However, there's a HUGE gas processing plant being built that currently employs about 8000 people (Darwin's population is 130 000 ). That is due to finish in mid 2016 and prices should drop further then.



So logically I should be waiting until then, however , in the meantime we are paying 26k pa in rent.



The fundamentals for Darwin are still OK, even after you take the mining and this gas project out of it. There will always be defence, government and tourist jobs here.



Any thoughts guys? Pay the 26k and wait until mid 2016?



Or negotiate hard and buy a place now?



Could really do with some advice here.

Advice whether self manage or using PM

Dear all,we need your advice on how to manage tenants in NSW.It's our first time.

It's 1 house and 1 granny flat,already have seperate meters.In main house,we divide it into 2 seperate area where we can rent them to 2 different family 2bed 1bath each.granny flat 2 bed 2 bath.



Now is it better to use PM,if yes any advice who to use?or better self manage?any sample tenant agreement we can use?if we self manage,we will move to granny flat so we can closely manage the tenants. Many thanks in advance.

Top 3 for unit growth?

Did anyone see this? Interesting not many would have predicted Adelaide and Wollongong to be in the top 3 I think. Inner Sydney was always going to have a good year but out of reach of many at that price point.
