Going rate for colorbond fencing?

Like a lot of people from Newcastle I'm in need of a new boundary fence for my PPOR. My neighbour organised a quote today from a 'mate' of his and I'm just trying to asses if I'm being asked to pay a fair cost or if I'm being take for a ride and should get some more quotes.
My section of the fence is almost 9 panels long at about 2.3m per panel, quote is for standard 1.8m high colorbond fencing with timber sleepers underneath each panel. Access to the site is good with the neighbours concrete driveway running alongside most of it. Ground is level on sandy soil/clean fill, there are two posts which have concrete around them from my side so there will be some jack hammering required.

Total price of which I have to pay half is $2145 including GST which includes removal and disposal of the old tin fence.
Works out to $238 per panel, or a bit over $100 per meter.

This seems reasonable or maybe a little on the high side but since I don't have anything to compare to it hard to know, getting other quotes at the moment is a bit difficult due to the obvious demand for fencers at the moment.

Relocate a gas meter, help.

I want to fence up the sideyard, but major trouble is, the gas meter is within the intended fence, at the back of the house.

I could relocate the gas meter to outside the fence, but it is 6 - 7m away. How much would this cost me?

Property is an IP, and I don't know if it is connected to any particular gas company at the moment. So who should I call to get a quote??

Renovation before property is tenanted

I have just settled on a property (4BR house) for 440K and have been doing some renovations to it

New paint
Floorboards to kitchen and dining
New kitchen
Some exterior work

All up this is costing my about 20K.

It should rent for about 400 per week unrenovated and 450-460 per week renovated .

Is is worthwhile doing the renovations now or after it has been tenanted. Which is a better situation for me tax wise in terms of claiming deductions ? From what I understand I can only claim these costs as capital works deductions, if at all and this deprecates at 5 percent per year . Some tradies have been offering me a cash price but I'm not sure if this is even a financially better option and if I will save anything.

Furthermore , should I obtain a new valuation after the renovation is completed or a depreciation schedule ? Would this schedule be of any use considering the only applicances I may have are new oven and cooktop etc. I assume floorboards and paint aren't a depreciable item

Hi Guys,

Just a quick survey which may help me to make my decision.

OTP 2 bedrooms + 2 bathrooms + 1 carpark + storage.

Parramatta:
750k (can apply for first home buyer grant),
will complete in Dec 2017,
2 mins walking to train station


Castle Hill:
760K,
will complete in Oct 2017
1 mins walking to future train station (completion approx. 2018-2019),
300 metres from Castle Towers shopping centre

Is it normal for agents to refuse to put up "Under Offer" on the ad?

Both the seller and I signed last Friday (QLD), but the agent says that even though they won't take any other offers unless mine falls through, they won't put up an "Under Offer" sign until finance has been confirmed.

I don't understand - isn't this the difference between "Under Offer" and "Under Contract"? I get that they won't / can't put up "Under Contract", but surely "Under Offer" is appropriate?

Is this even legal?

Conflict of interest

I've recently found a property that is being sold by the company I work for (I work for a large agricultural company that has a real estate section attached in some locations ).

The property is not listed with our office as we don't deal with residential real estate.

Is there any conflict of interest i want to purchase this property, or is simply disclosing that I work for the same company enough to get me out of trouble?

I would assume that the agent would need to disclose this to the vendor?

How does Property Price get registered with goverment?

Hi Folks,

I saw one unit for sale in the same building as I'm living in. The building is only 3 years old.

So out of curiosity, I obtained a residex report on this unit and I notice the following:
1. In the sold history section, the price bought 3 years ago (probably bought OTP) was half the price of market price. (e.g. 200k while average price at the time was 500k)

2. In the residex test prices section, test 1 (comparable sales) and 2 (street rating) have almost 2-3 times higher than test 5 (indexed sale price) which is calculated based on capital growth. Obviously, test 5 is also calculated based on the initial purchase price 3 years ago which was too low.

My question:
How could possibly one property has 1/2 the price registered with the government? or is this an error in the government database?
