Hi all, just a question regarding smaller studio apartments as my step daughter is potentially looking at one as a PPOR.

Would you consider buying a 34sqm property if it was in a desirable harbour front suburb?

It's hard to compare stats as there don't seem to be many sales to compare to in the suburb we are looking at.

I am reluctant because I thought there may be issues for future buyers finding it hard to get finance to purchase such a small property. So it may impact future capital gains, but thought I would turn to the experts on this forum for advice. We will ofcourse be doing further research but more wondering if we just walk away now.

What could the possible pros & cons be?

Cost of 3 townhouses - Brisbane

Around my area there are loads of town houses going up on blocks of land the same as ours.

1) What is the ballpark figure to build a set of 3 town houses on 608sqm gently sloping block. I know the figure can vary greatly, but I'm only after a ballpark figure, including council approval, architects everything.. (is it 500k, 750k, 1000k ?)

2) If you owned a block of land and want to build some town houses, how much effort is required from yourself ? Where do you start ? Is there companies that take over from start to finish or do you have to organise architects, builders, council approval, setting up body corp yourself ?

As you can tell by questions I am asking, I'm only just working on a thought at this stage. Not convinced we want to do it, just interested.

What economic group did you grow up in?

I grew up in the lower middle economic class from when I was about 0-9, middle at about 10 I'd say we were the middle class but probably by the time my parents (at the time) went into small business we were probably upper middle class - I was about 17.

My early childhood had pretty much shaped as to how I spend now and I pretty much find this pattern similar amongst most people I know of well.
Despite being on the poorer end of the scale, looking back I really enjoyed the days of crimping and saving and living a very modest lifestyle.

93% of Australians are in the middle class and I don't think we genuinely have a poor class compared to most other nations.
What economic group did you grow up in?

hi guys. previously ive asked about your thoughts on the inner city but the prices are just way too high so im looking at more of the inner west now. what are your thoughts?

annadale, leichhardt, st peters, sydenham, botany, tempe, mascot and etc.

i know some of these suburbs are close to the airport and due to noise. how bad will it for investment? potential development plans in the future? good tenants around these areas? any other factors i should consider before looking into these suburbs?

It's been over 4.5 years since joining!

:);)Just typing recently I was curious when I joined and I realised in October 2011!
I cannot believe that over 4 years have past!
I wonder for some of you that joined early on, and are still active, what makes you continually engage in this forum?
Also, I think since investing in year 2000, I may have been through 2 cycles (well yes it may be in NSW, other state may be 1), have any of you been through more?
Even though I may enter from time to time, occasionally, I do enjoy getting to know some personalities here though, so keep up the good work, of sharing, thus growing and giving back!:)
